County, Orange County, and the western Inland Empire by utilizing our internal land resources and relationships with outside brokers. We’re able to obtain control of property that meets the individual development standards of our clients, including but not limited to:
• Making the initial offer
• Negotiating the terms of the sale or lease
• Assisting in the due diligence by evaluating city development standards
• Identifying political obstacles
• Reviewing and removing constraining easements - Entitlement

Our staff has successfully processed entitlements within more than 160 jurisdictions in the greater Los Angeles area. We prepare city applications, submit to local jurisdiction, and represent the owner in all discretionary hearings or processes, including but not limited to:
• General Plan Amendments
• Zone Changes
• Tentative Parcel and Tract Maps
• Site Plan/Design Review
• Conditional Use Permit (new/modifications/renewals)
• Variances
• Categorical Exemption, Negative Declaration, Environmental Impact Report or other discretionary review
